While insurance companies would like you to believe that if you file a claim, it will directly impact your rates or your ability to get other insurances down the road, that's not the case. Insurance companies have to follow the "Act of God Clause" that keeps you protected if you file a claim based on anything that happed to your home that was an "Act of God". These include; wildfires, earthquakes, wind, tornadoes, flooding, lightning, and hail.
When insurances companies do decide to raise their rates, they can't target you specifically. They can only target a zip code, which means that if you had a big storm in your area, your rates are probably going to go up regardless of if you filed a claim or not.
Just because leaks aren't visible on the ceiling of your home, doesn't mean that water isn't getting into your attic. If you haven't had proper maintenance done to your home in the last 5-8 years you probably have a leak that you just aren't aware of. These leaks can lead to mold, rotten decking, and structural issues that can cause massive problems if they aren't taken care of. Annual roof inspections are a great way to catch these leaks before they cause bigger problems!
Even if you just recently switched insurance companies, or recently dropped your insurance, your insurance is responsible for what happens to your property up to the date of you leaving them. As long as the damage or storm occurred under their watch, you can still file a claim with them even if you don't have that insurance any more!
Believe it or not, it's actually easier for us to get your old roofs approved than a newer one! Shingle manufacturers change their shingles style or dimensions every 8-12 years. When that happens, the older shingle considered "discontinued" and the manufacturer won't warranty any repairs done to the older roof.
Insurance companies are required to perform work that is under warranty, so when you have damage to your older discontinued roof, they are forced to replace the entire roof since it can't be repaired.
